Princeton is a world-class university town in Mercer County, NJ offering walkable downtown shopping and dining, top-rated public schools, proximity to Princeton University, and a diverse intellectual community. Home prices range from $400,000 for condos to over $3 million for historic estates. Princeton Public Schools consistently rank among the top in New Jersey. NJ Transit provides direct train service to NYC Penn Station, making Princeton popular with commuters and families.
Princeton needs no introduction. Home to one of the world's most prestigious universities, a vibrant downtown with independent shops and restaurants, and a school district that consistently ranks among the best in the state — Princeton is the benchmark against which every other NJ town is measured.
But living here requires understanding the market at a level most agents can't provide. Princeton is not one market — it's several. The historic neighborhoods near campus, the larger lots west of town, the condos and townhomes near the shopping center, and the new developments all behave differently. Price points, appreciation patterns, tax implications, and lifestyle fit vary dramatically within the same ZIP code.
Schools — Public
Princeton Public Schools is a consolidated K-12 district formed from the merger of Princeton Borough and Princeton Township. The district includes multiple elementary schools, Princeton Middle School, and Princeton High School — widely recognized as one of the top public high schools in New Jersey. The combination of university-town culture and highly educated families creates a school environment that attracts families from across the country and internationally.
Schools — Private
Princeton is the epicenter of New Jersey's private school landscape. Hun School of Princeton (grades 6-12, boarding and day), Princeton Day School (PreK-12), and Stuart Country Day School (PreK-12, all-girls) are all within town limits. The Lawrenceville School — one of the most prestigious boarding schools in the country — is just minutes south. For international families, this concentration of elite private schools makes Princeton the default home base.
Neighborhoods
Downtown / Borough: Historic homes, walkable to Nassau Street, Princeton University, and the train station. Smaller lots, higher per-square-foot pricing, maximum convenience. This is where you'll find the classic Princeton character — tree-lined streets, independent coffee shops, and the feeling of living in a university town.
Western Princeton: Larger lots, more privacy, newer construction mixed with established estates. Great Rd, Cherry Hill Rd, and the areas toward Montgomery offer a different feel — still Princeton schools, but with rural character and more land.
Condos & Townhomes: Princeton has several condo and townhome communities that offer lower-maintenance living with Princeton schools and address. These range from starter-level to luxury and are popular with downsizers, university-affiliated buyers, and investors.
Commute
Princeton Junction (West Windsor) provides NJ Transit Northeast Corridor service to NYC Penn Station — roughly 70 minutes express. The Dinky shuttle connects Princeton proper to the Junction. Route 1 and Route 206 provide highway access, and many Princeton residents work locally at the university, pharmaceutical companies, financial firms, or tech companies along the Route 1 corridor.
Investment Potential
Princeton has historically been one of the most resilient real estate markets in New Jersey. The combination of the university, elite schools, limited buildable land, and global name recognition creates a floor under property values that few other NJ towns can match. Rental demand is consistent — driven by university affiliates, visiting researchers, corporate relocations, and families wanting the school district. For investors, Princeton properties command premium rents and experience minimal vacancy.
International Buyers
Princeton draws significant international buyer interest, particularly from families in China, Korea, India, and the Middle East seeking proximity to private schools and the university. Our bilingual team (Mandarin and English) provides full concierge service for international purchases, including remote transactions, furnishing, and property management.
