Our approach: We'll meet first. Talk about your goals. If you want to see a house, we'll sign a simple, transparent agreement for that showing — not a 6-month lockup. And here's what most agents won't tell you: even after you submit an offer, you have contingencies that protect you. Inspection, financing, attorney review — you're never locked in until the deal actually closes. We'd rather you submit an offer and back out for a good reason than miss out because you were afraid to try.
"Top agents are too busy for me."
You call a big-name agent and get their assistant. Or worse — they don't call back. Your biggest financial decision, and you can't even get a conversation.

Our approach: There is no such thing as too early. Our best clients came to us 6–12 months before they were ready. "I don't understand the costs."
Between buyer agent fees, closing costs, and the new NAR rules, nobody seems to give you a straight answer about what things actually cost.
