New York City skyline

Moving a business from New York City to New Jersey is worth it only if the numbers and the logistics both work. Compare five things side by side: occupancy cost, labor and commute, truck access, zoning for your use, and timing against your current lease. Tang Group Real Estate helps businesses price each option all in, find space that fits, and line up the move. Use the warehouse cost calculator for each space you are considering, and see our commercial real estate services for everything else we do.

What to compare

What should a New York business compare before moving to New Jersey?

1

Occupancy cost

Base rent plus NNN charges, utilities, fit-out and the cost of moving, over the whole term. Rent alone misleads.

Run the calculator →

2

Labor and commute

Where your current staff live, how they would get to the new address, and who you could hire nearby. A cheaper building that loses key staff costs more.

3

Truck access

Routes to the NJ Turnpike, I-78, I-80, I-287 and Route 1, dock or drive-in loading, turning room, and delivery times to your main customers.

4

Zoning for your use

Ask the town whether your use is allowed at that address and get the answer in writing. We check before you spend time on a building.

5

Timing against your lease

Your lease end date, any notice date it states, build-out time and any overlap between old and new space.

Lease-ending steps →

Timing

How do I line up a move with my current lease?

Start before you are close to your lease end date. You want your options priced before the landlord's renewal deadline, not after, and the lease and your attorney tell you which dates apply to you.

  1. Pull your New York lease. Find the end date, any renewal option and any notice date it states.
  2. Price your current space all in. That is your baseline.
  3. Price two or three New Jersey options with the same calculator, including fit-out and moving.
  4. Check fit, access and zoning for each option you like.
  5. Compare timing. Build-out, move date and overlap.
  6. Decide with the numbers. Renew, use the alternatives to negotiate your renewal, or move.

State programs

What about New Jersey incentive programs?

New Jersey's economic development authority (NJEDA) lists state programs; eligibility depends on the business, so we never assume one applies. See njeda.gov, and ask your accountant before you count on any program.
