Living in Bridgewater
Where corporate corridor meets family community.

Bridgewater Township is the largest municipality in Somerset County and one of the most versatile real estate markets in Central New Jersey. With a population over 45,000, Bridgewater is simultaneously a corporate hub, a retail destination, and a family-oriented residential community — and its real estate reflects that breadth. You'll find everything from starter townhomes to luxury estates, all within the Bridgewater-Raritan school district.

Schools

The Bridgewater-Raritan Regional School District is one of the largest and most well-regarded in Somerset County. It includes multiple elementary schools, two middle schools, and Bridgewater-Raritan High School — a comprehensive high school known for strong academics, competitive athletics (particularly swimming, tennis, and soccer), and extensive AP and honors offerings. The district's diversity and size provide opportunities and programs that smaller districts can't match.

For private school access, Rutgers Preparatory School is in neighboring Somerset, and Pingry School (Basking Ridge campus) is a short drive north. Princeton-area schools are approximately 30 minutes south.

Neighborhoods

Green Knoll / North Bridgewater: Established neighborhoods with larger lots, mature trees, and proximity to I-287 and Route 22. Popular with families who work in the northern corporate corridor (Morristown, Parsippany, Warren).

Martinsville (08836): The western section of Bridgewater with a distinctly different character — more rural, larger properties, and a strong community identity. Martinsville commands premium pricing within Bridgewater and has its own small-town feel while still being part of the Bridgewater-Raritan district.

Route 22 / Finderne Corridor: More accessible price points, newer developments, and townhome communities. Strong value for first-time buyers and investors looking for rental properties.

Bridgewater Commons Area: Proximity to the mall, restaurants, and commercial amenities. A mix of single-family homes and condos/townhomes.

Commute & Access

Bridgewater's highway access is exceptional. I-287, Route 22, Route 202, and Route 206 all pass through or border the township, making it one of the most accessible communities in Central NJ. The Bridgewater and Raritan NJ Transit stations (Raritan Valley Line) provide train service to Newark and NYC. Many residents work locally — the Route 202/206 pharmaceutical and corporate corridor runs directly through Bridgewater, with Sanofi, Ortho Clinical Diagnostics, and other major employers nearby.

Investment Potential

Bridgewater's investment thesis is built on consistent corporate-driven rental demand. Relocating professionals, pharmaceutical employees on multi-year assignments, and families transitioning into the area often rent before buying. The diversity of housing stock means investors can find entry points at every level — from condos under $300K to single-family homes in the $500K-$800K range — with strong occupancy rates and reliable tenant quality.

Bridgewater is also a significant commercial real estate market — retail, office, warehouse, and medical space are all in demand.
