A beautifully presented home was listed as 5 bedrooms and 4.5 bathrooms. Our township-level investigation uncovered a very different picture:

  • The Certificate of Occupancy showed 4 bedrooms and 3.5 bathrooms — not 5 and 4.5
  • One bathroom had no plumbing permit in 22 years of township records
  • The basement was explicitly not approved for use as a bedroom
  • The septic system was engineered for 4 bedrooms, not the 5 being marketed
  • The "5th bedroom" was designated as a "second floor playroom" on the CO

Two prior agents and one prior sale had missed all of it. The discrepancy had persisted for over two decades.

Our 8-step investigation process:

  • Pulled the actual Certificate of Occupancy (not just the OPRA permit log)
  • Called the township Construction Department directly for clarification
  • Cross-referenced the CO bedroom/bathroom count against the MLS listing
  • Discovered the septic capacity mismatch via as-built engineering documents
  • Contacted the original design engineer from the permit record
  • Obtained independent assessments from two septic contractors
  • Spoke directly with the township Health Department
  • Filed OPRA and analyzed every permit in the 22-year history
