- Heating, plumbing & electrical systems
- Appliance repair/replacement (fridge, stove, dishwasher, washer/dryer if provided)
- Water heater issues
- Roof leaks & structural repairs
- Pest control (except tenant-caused)
- Smoke/CO detector replacement
- Exterior maintenance & common areas
- Repairs over $500 (typically)
🧹 Tenant Responsibility
- Light bulb replacement
- Air filter changes (every 90 days)
- Battery replacement (smoke detectors, thermostats)
- Clogged drains from personal use
- Minor touch-up painting
- Lawn mowing / snow removal (if in lease)
- Keeping unit clean & pest-free
- Repairs under $100-150 (typically)
Seasonal Reminders
Test AC before summer. Replace air filters. Check window screens.
Keep AC filters clean monthly. Report wasp nests early. Water outdoor plants if applicable.
Test heat before winter. Clear gutters/drains of leaves. Report weatherstripping issues.
Keep heat at 60°F+ to prevent pipes freezing. Know your water shut-off valve. Report ice/snow hazards.
