How much is the rental application?
$35 per adult, and we can send you a copy afterward. We use one universal application — submit once and we'll reuse it for every home you're interested in.
How long does approval take?
Usually 24–48 hours after application is submitted. Most of our clients are fully approved and under lease within 48–72 hours.
Is there a broker fee?
Our rental listings are $0 broker fee for tenants. In special cases — like short-term leases or unique lease structures — a fee may apply, but we always confirm costs before you tour so there are no surprises.
Who do I deal with after I move in?
If the home is professionally managed by our team, you'll work directly with us. If it's owner-managed, you'll deal directly with the landlord. Either way, communication is straightforward and we're always a call away for questions.
Are short-term leases available?
Yes, though usually at a higher price depending on the landlord. We can help you find flexible terms — 3, 6, or 12 month options depending on what's available.
Can I paint the rental?
If you pay for paint, 99% of landlords will say yes — as long as it's a neutral color. Some landlords will split the cost. We also have affordable painter recommendations.
What if I need to break my lease early?
This happens all the time. Let us know as soon as possible and we'll coordinate with the landlord to list the property and find a replacement tenant. We try to time the new tenant's start date with your move-out to minimize extra rent. NJ landlords have a legal duty to try to re-rent.
Who handles repairs and maintenance?
Landlords cover major repairs (heating, plumbing, electrical, appliances they provided). Tenants handle small fixes (light bulbs, air filters). Under $100–150 is usually tenant responsibility; over $500 is usually on the landlord; $150–500 is case by case.
How does Tang Group screen tenants?
We run comprehensive background checks including credit reports, employment verification, rental history, and references. Our screening process has contributed to our 20+-year, zero-eviction track record across 30+ managed properties.
What does property management cost?
One month's rent for full service including financial management, or ¾ month's rent without financial management. Lease renewals are ¼ month's rent. Can you manage my property if I live overseas?
Yes — this is one of our core specialties. We manage properties for owners in China, Taiwan, and other countries. We communicate in Mandarin via WeChat, provide monthly reports, and handle everything without requiring your presence.

Yes. As your tenant agent, Steven can also be your buyer's agent. We'll time your lease and purchase to avoid double payments, find a replacement tenant if you leave early, and handle the entire transition seamlessly.
